Trust your instincts:
You are the paying client...you are entitled to the service you want. You need to be comfortable with the person you choose, enjoy their company and respect their ability. They should be able to easily demonstrate to you: market knowledge, marketing knowledge and negotiation ability.
Be realistic about the value of your home:
REALTORS® do not make the market or work magic, we just reflect the current state. If a REALTOR® is telling you what you want to hear, or something that sounds too good to be true…you need to get another opinion. Pricing is the most important decision you have to make.
Ask for proof:
When pricing your home, has the REALTOR® shown you a full-blown written analysis of the process to arrive at the value or are they scratching their heads and merely pulling a number out of thin air? REALTORS® should be willing to demonstrate their abilities to you BEFORE you sign on the dotted line.
