What to Expect in the Selling Process

Once your home is prepared and ready, it is time to hit the market. The first 14 days are crucial. This is when your home is new and exciting and all the buyers want to have a look at it. You should get lots of showings and with some luck, an offer or two. This is why pricing your home properly is extremely important.

However, most homes do not sell in the first two weeks and the novelty wears off, showings slow down and you will wonder what is happening. This is when your REALTOR® will be working hardest for you. They will keep an eye on the market and what has been selling in your price range to be sure that you are still competitively priced. In a falling market your price may be too high only because more expensive homes have moved down to your level to sell, which will force you do go to a lower level. In a rising market your home may just be priced too far ahead of the market and it hasn’t had time to reach there yet. In a balanced market, you may not have found the buyer with whom your home strikes all the right chords, or you may want to sweeten the pot by reducing just a bit.

Your REALTOR® will steer you through all the pitfalls of selling, likely doing pricing meetings every three to four weeks.

You will need to be gone from the home, along with all kids and pets, for all showings. Lights should be left on, scented candles burning, soft music playing very quietly and all clutter and personal effects removed.
